I really want one sooner rather than later... like in the next year. However I have no idea how expensive they are!
We will be extending the kitchen and adding another room (small one) upstairs above the kitchen extension iykwim.
I just wondering how costly they are are we talking £5k, £10k or £15k?

hun my hubby is a builder so I will ask him what sort of price it would cost,
we had an extention done in my old hopuse but he did it so I still have no clue lol.

Mine cost £20k 5 years ago, which was for a garage, dining room at the back, extra bedroom and a new bathroom. Not sure what sort of prices you'd be look at now, but always get 3 quotes, see what the range is.

We had one last year, we had a kitchen and downstairs bedroom right across the back of the house but the bedroom is further out than the kitchen if you see what I mean. We also had the old kitchen converted into a utility room with a toilet and sink.
It cost us 15k for the actual building work. We bought and fitted the kitchen ourselves so that was extra and we also had to re-mortgage, and pay fees to the council as although we didn't need planning permission as it was classed as 'permitted development' we still had to pay building reg and site inspection fees.
It always costs a lot more than you expect and if you want a room upstairs you will almost definately need planning permission.
Oh and also we paid over £900 to the architect for the plans but found out after that for what we had done we didn't need an architect - the builder could have designed it for us!!

Thanks ladies. Our house is very small so can't see it being massively expensive tbh.
Didn't think about fees and stuff! looks like it is gonna be a couple of years yet then as we have a wedding next year! lol

Ours was £30K but we had the slab done by a friend, the work done by someone we know and so got a really good price. Because it is stone fronted, we had all the stone hand cut - oh we sourced our own materials, had a local stone mason cut all the cills and the corbles to match the rest of the house. I think it would have cost about 40K to have it all done by one builder.
WE had a an office, huge garage/workshop and a loo built - the roll up garage door was extra i think then decorating extra too.
It all depends on what you have built, what extras you have, the style of the roof, size of it etc - we had to have trees cut down too so things like that all add to the cost.

We also paid a fortune for an architect and needed PP because of it's size although we were within the building line on our land - we had no objections till the neigbours realised how big it was - we also demolished some outhouses to build on so that was extra cost - actually thinking about it the total cost probably was 40K
Be careful, we paid 1K for a door which we could have got at better quality for half that price but then dh gets trade - the buildre actully got someone in to do the doors and windows and we wish we'd done that bit ourselves too.
Ours is only one storey high.

My dad said it costs roughly 10k per room
If your thinking of extending upwards into the loft........ours was £25K and that was a double dormer, a huge room and a full bathroom and that included the electrics, plumbing, the bath suite and it was all finished with a white wash paint.

My sister has had one done recently. She has got a large lounge downstairs and a large bedroom plus en-suite, plus bits of room moving upstairs to accommodate the new space. Hers cost £35,000 but that was just for the shell, roof and windows.

We were told that our loft would cost more than the extension! The cost is massive for a proper loft conversion due to everything that it has to compy with! We'll probably do ours unofficially :cheesy:
