Im sat here crying my eyes out, worried that we will not be able to get our house, and will have wasted a good two and a half grand on legal fees for nothing. I am so upset right now.

Is this about the conservatory? I am sure it will be better for the vendor to ge the paperwork and you buy the house than put it on the market for someone else and him still have to get the paperwork.

Have you actually exchanged contracts yet? Can you exchange on condition that he gets this planning permission? That way, he secures the sale and it is up to him to get the paperwork to proceed to completion.

I know you want to move and want this house, but as you have said, you are renting and therefore he has more to lose than you ...

When we bought our house 9 years ago we had the same problem but our conservatory is still standing, I'm sure things will work out ok, I really don't think you will be refused permission to keep it standing. HUGE HUGS
